Marina Gateway: Bayfront Charter High School

830 Bay Boulevard, situated along the I-5 corridor in South Bay adjacent to the new Chula Vista Bayfront, was developed in 2005 by Carleton Management as a 30,046 square foot concrete tilt-up build-to-suit industrial building with approximately 8,000 square feet of administrative and sales offices and served as a manufacturing and sales facility until 2011.  

In 2011, Carleton worked with the City of Chula Vista and successfully completed an adaptive re-use of the existing 28,000 warehouse, now “home of the Sharks”, Bayfront Charter High School, an academy for college and career pathways, and an extension of Mueller Elementary Charter School.  

The adaptive re-use of this new high school facility from cold shell included the use of natural lighting through the installation of dimmable solatubes, interesting and colorful high, open ceilings, an amphitheater, classrooms, student library and administrative offices, and an open exercise yard in a location of the site formerly used for storage.
